The short answer
Madrid's Christmas is concentrated in a small area. The market is in the Plaza Mayor, the big tree and the New Year clock are in the Puerta del Sol, and the best of the lights run along the streets between them and up toward Gran Via. If the season is the reason for the trip, rent in or right beside Sol and Gran Via.
The exception is New Year's Eve. Sol becomes the most crowded square in the country that night, and an apartment inside the perimeter can feel more like a liability than a front-row seat. For a New Year trip, or with small children, stay a ten-minute walk out in La Latina or by the Retiro and walk in when you choose to.
The season, date by date
Madrid treats Christmas as a six-week season rather than a single day. The pattern below is the one the city follows most years; exact dates are confirmed each autumn, so check the city's own programme once it is published.
- Late November: the street lights are switched on and the Plaza Mayor market opens. The lights usually stay up until the Three Kings in January.
- 6 and 8 December: two national holidays a day apart, which Spaniards bridge into a long weekend known as the puente de diciembre. Domestic visitors arrive in numbers.
- 24 and 25 December: Christmas Eve is the family dinner in Spain. Plenty of restaurants close early or serve a fixed menu, so book ahead or plan to cook.
- 31 December: at midnight the clock on the Puerta del Sol strikes twelve and the country eats a grape on each chime. The square is fenced, with controlled entry, for hours beforehand.
- 5 January: the Three Kings parade, the Cabalgata de Reyes, crosses the city in the evening. For Spanish children this, not 25 December, is the main event.
- 6 January: Epiphany, a public holiday, and the day the season ends. Expect a ring-shaped roscon de Reyes in every bakery window.
Which dates fill first
Three windows tighten earliest: the December puente, the few nights around New Year, and the 5 January parade weekend if it falls near one. Mid-December weekdays and the days just after Christmas are the quietest stretch of the season and the best value.

Sol and the Plaza Mayor: inside it
The Plaza Mayor market is the oldest of the city's Christmas fairs and is mostly nativity figures, decorations and joke-shop wigs and hats, which Madrid wears on New Year's Eve. It is crowded in the evenings and pleasant in the morning. Two minutes away, the Puerta del Sol carries the city's best-known tree and, on Calle Preciados beside it, a big department store puts on an animated show on its facade for children that draws queues all season.

Aspasios Calle Mayor Apartments is the pick we would build a Christmas week around. Calle Mayor runs between the Puerta del Sol and the Royal Palace, the Plaza Mayor is two streets over, and these are proper flats with kitchens and in-unit washers, rated 9.0 across 181 stays. A kitchen matters more in December than in summer: the evening of the 24th is the one night Madrid does not go out to eat.
Numa Madrid Sol is the alternative right on the square, with the highest rating we found this close to Sol. Our own page on it warns that this is the loudest square kilometre in Spain, and that is more true on 31 December than on any other night. Book it for the lights, not for New Year.
Three Kings: the Cibeles side
The 5 January parade has in recent years run down the Paseo de la Castellana and Recoletos toward the Plaza de Cibeles, where it ends. The city publishes the route and timings in late December, and that is the version to trust. If the parade is the high point of your trip, the Cibeles corner is where to be.
Boutike Cibeles sits on exactly that corner, with kitchens, washers and a restaurant downstairs, and 9.4 across almost 1,200 stays. It is also the most expensive property we list, and the parade night is when that premium is easiest to justify. In Salamanca, a short walk east of the route, VP Madroño is the fairer-priced choice, and the lit shop windows of Serrano and Goya are the barrio's own version of the season.
Close but calmer
For New Year, or with children who need to sleep, the trick is to stay a short walk from the centre rather than in it. Mola! Suites sits at the Plaza Mayor end of La Latina, close enough to walk to the market in five minutes and far enough to be out of the Sol crowd, with full kitchens and washer-dryers. On the Palace side, Apartosuites Jardines de Sabatini has a rooftop terrace over the Palacio Real gardens and 9.6 across more than a thousand stays, which is a fine place to watch the city's fireworks from a distance.

What to check in a winter rental
Madrid winters are sunny and dry, but nights drop close to freezing and older buildings can be cold inside. Before booking, check that the listing mentions heating, not only air conditioning, and look for recent winter reviews rather than summer ones. If you arrive on the 24th, 25th, 31st or 1st, confirm the check-in arrangements in writing, since staffed desks keep holiday hours and self check-in is the safer bet on those dates.
If you plan to cook, remember that most shops close early on the 24th and 31st and stay shut on the 25th and 1st. A first shop on arrival day saves a hungry holiday.
